By Don McClain, Founder & Principal of Medro Advisors and author of the forthcoming book FUNDED.
America's Loan Source examines turnover cash needs for a non-owner-occupied 1–4-unit rental. Don McClain's hypothetical single-family example separates cash needed during vacancy from the change against an occupied-month baseline. One vacant month requires $4,800 in the illustration; the $5,200 difference from the occupied baseline answers a different question. Adding lost rent again would double-count part of the gap. IRS rental-property guidance provides background, not transaction-specific tax advice. Provider reserve and coverage rules require separate confirmation; the example establishes no financing eligibility.
