The May 26 DSCR article connects property income with debt payments. For a non-owner-occupied 1–4-unit rental, add a separate insurance check: distinguish an estimate from bound coverage, confirm the property and rental use described, record the effective and renewal dates, and ask the insurer to explain deductibles and exclusions. Ask the financing provider what insurance evidence it requires. Update the owner's budget when the premium changes; do not assume an old quote still applies. This is preparation, not an insurance recommendation or a universal DSCR calculation. Discuss the property with America's Loan Source. FUNDED is forthcoming.
